How we work it out
- Per hectare or acre: price ÷ total area. We show both - 1 acre is 0.4047 ha, so a hectare price is about 2.47 times the acre price.
- Per usable area: price ÷ the arable or grazing area you entered. Steep gullies, scrub, swamp and the house block still cost money but don't earn it.
- Ranking: by usable area when every property has one, otherwise by total area - with how much more each one costs than the cheapest.
This is arithmetic on your own numbers, not a valuation or advice. Price per area is only part of the picture: rainfall, soil, water rights, fencing, sheds, the house, access, zoning and stamp duty or transfer costs all matter. Talk to a licensed agent, valuer and your own adviser before you buy. Nothing you type is stored or sent anywhere. Working out the finance? Try the loan repayment calculator, or convert areas with the unit converter.
